Dear Sir,
Demand to Remove Segi College Student from Block-1 by December 2011
I am a resident of Pandan Ville Condo since 2007. I’m also proud to have you as House owner association Pandan Ville to manage and maintain the facilities. I appreciate your emphasis on value and excellent service. Yet a recent episode of Segi College Student behavior at our condominium has made me unbearable of the situation.
I stayed in Block 1. Since 2007. At almost 4 years make living in this condo, by 2010 I have no intention to live in this condo anymore due to Continental Heights Development has converted almost 130 unit house to be student Hostel. Below I wrote down in details what makes this condo will be worthless future and doomed to property owner and current residence.
1. Noise: Living in a shared house or condo, you can unintentionally create unwanted noise. But this Segi college student are different especially girl. They always screaming and laughing out loud when they at pantry cooking something also running and screaming like children when they get back from college. Despite my repeated complaints to security guard, also no action taken from warden who is literally deaf or dumb. Security guard also cannot do anything. Evertyime I call security guard about noisy student, the answer is “ we cannot do anything because they will ignore you. They are very rude”. You can imagine if they are shouting at each other when cooking across balcony, unit 2502 talking with unit 2507. Their voice will be all over the place. The distance of this 2 unit is 20 meters. 26th , 25th, 24th and 23rd floor in Block 1 got terrible noise created by student at night
2. Passenger Lift: During peak hours from 0700 – 0900 in the morning, we have to wait almost 10minute for passenger lift. Can you imagine each floor which had 4 unit occupied by 10 students which travelled in group. 40 people overwhelming the lift. Also during rubbish collection and from 1700-1900 where segi college student back from college and ready for dinner outside. Very worst case scenario was when lift broke down. This student will push hard and slip with each other’s to get into lift and left resident like us waiting and queue while they are rudely cross your queue. Can you imagine pregnant lady and family with children just back from buying groceries, tired after working had to deal with these student behaviors?? While in the lift they also talking rubbish and curse each other and laughing out loud. You want to raise your children hear that kind of thing every day? Can management make sure these 2 unit of Lift working 24x7 without problem? Every month at least 3 times lift will broke down. Before this resident do not care about it but when over crowded with students then resident start to blame management about this. Student tempts to stop the lift for each floor to wait for their friends. How long you must wait when these students which travel in group stop the lift and make this lift like their own? Management wants to put permanent security guard in the lift? Of course that is terrible action.
3. Romance: I’m quite sure most of resident or security guard has seen Segi college girl and boy kissing each other near corridor and emergency exit stairs.
4. College Warden: I don’t think about their existing can help at all. No action taken even though security guard informs them about the situation that happened.
5. Firework: After Hari Raya holiday I get back from hometown I was unable to sleep comfortably for two nights, caused by this student playing “mercun bola” . At first I thought might be some resident but when I stay outside the balcony and luckily manage to see the student from Block 2 unit 2402 threw away the “mercun bola” from their balcony while their friends cheers and shout at each other. I also can hear some resident shouted at them. I saw myself what was happens during match in Stadium Bukit Jalil when victims eyes poput like a chewing fishball when hit with this “mercun bola”. You want this also happens in Pandan Ville Condo?
6. Smoking: Students are smoking in the lift, corridor also on the ground level without having sympathy or common sense to ohers residence.
7. Legally Rented: student use to bring their friends which is not student back to their unit. This may overcrampped the unit . Spotcheck by warden? Not in million years.
8. Property Value: The property Value is definitely decreasing due to over heard of student living side by side in this condominium. Who’s on earth want to live with student side by side with terrible noise at night??
9. Suggestion: Perhaps Pandan Ville Property Management should try to write a letter to authority agencies about this problem. As below are my suggestion:

c. If the problem still not resolve then I will suggest reporting to Aduan Rakyat TV3. Let’s the Nation Wide know about this problem.
I am writing to encourage you to improve and also find the best solution for resident. It is extremely distressing for a loyal resident to experience such poor living in a place you call condominium. Thanks to Continental Heights Development because in 2 years they are manage to convert this Condo to Flat house or literally “ Perumahan Rakyat Termiskin” while management trying hard to enhance the facilities. People are used to neglect and not tolerate with others problem unless they are facing the same problem. When you are working you need a privacy home environment to relax and do your living with peace. But somehow somebody took an advantage for money reason and not consider about people feeling and social life effect that might cause to resident. Student don’t have this responsibilities, they don’t own the property. They have nothing to loss. Resident and living families have to do routine job wake up early in the morning sent children to school, and need privacy home. But all of this privacy has gone and replaced with this chaos and robust environment.
I’m respect with management action want to reduce of unit resident from 13 to 8 student per unit. But this will not resolve the issues. How do we manage to monitor this student? You want to put security guard 24x7 at each floor to make sure they can keep shut up ? Does management willing to pay for extra security guard for that? Resident have to pay RM198 per month just to share lift and other facilities with this students. After 2 years of patience, now I’m grew tired of waiting. I really hope with best of management effort and intelligence with experience can solve these issues once and for all. I still believe on Pandan Ville Management credibility to help Resident of Pandan Ville Condo. Thank you in advance for you effort and integrity work to help us.
